NHBC Buildmark is a 10 year new home warranty and insurance policy for new build homes. For most people, buying a new home is the largest investment they will ever make. Buildmark is designed to protect this investment from major structural defects if the property has not been built to NHBC’s technical standards.

Around 80% of new homes are covered by Buildmark

Buildmark covers around 80% of all new homes built in the UK each year. Builders and developers choose it for their developments so that new home buyers are protected from exchange of contracts.

What does Buildmark cover?

The information below is a quick summary. If you buy or have already bought a property with Buildmark cover, please check your policy document for full details of the cover, terms and conditions that apply to your home.

From exchange of contracts up to completion

Buildmark provides insurance protection for your deposit if, for example, the builder becomes insolvent. Your deposit is covered for up to 10% of the purchase price (maximum cover £100,000).

The builder warranty period in the 2 years after completion

Your builder will provide the initial warranty on the home for the first two years after completion. They will repair any defects that are not general wear and tear or maintenance issues. During this two year period, NHBC provides an independent resolution service and a guarantee should the builder fail to comply with the warranty terms.

The NHBC insurance in years 3 to 10 years after completion

After the builder warranty has ended, your home will continue to be protected by insurance cover provided by NHBC for specific structural defects until 10 years after completion.
